In 2004, the City Planning Commission approved a new Special Downtown Brooklyn District that was zoned for greater commercial and residential density. The rezoning catalyzed significant public investment in roads, parks, cultural venues and public spaces while also spurring unprecedented private investment throughout the District.

The Sponsor, Hope Street Capital, has over 20 years of experience in the development, ownership, and management of commercial properties that together will add significant value to the Project. Renowned architect Morris Adjmi will lead the Project’s design, providing further brand cache to the Project in a neighborhood of increasing architectural significance. In addition, Triton Construction, the Project’s general contractor, has a successful track record working with the Sponsor having already completed multiple residential development projects in Brooklyn together.

With over four decades of combined experience, the HSC team has extensive and wide-ranging expertise in the development, management, leasing and sales of luxury residential, retail and office assets. Beginning with the identification of undervalued assets, through to the design development phase and the disposition of each asset, the team at HSC has experience in each investment phase stemming from over $2.0 billion in highly diverse transactions. Morris Adjmi Architects (MA) interprets the forces that shape our cities to design buildings that are both contextual and contemporary. The firm’s team of architects and interior designers are guided by a shared belief that timeless ideas about beauty and harmony can be integrated into the modern built environment, but the expression of those ideas must reflect the way we live today. MA’s collaborative, research-based approach has helped establish the firm as a leader in the revitalization of post-industrial neighborhoods and historic districts with commercial, residential, and cultural projects that are imbued with a distinct sense of place and purpose.
Morris Adjmi established MA in 1997 following a 13-year collaboration with Pritzker Prize-winning architect Aldo Rossi. On that strong foundation, he built a practice inspired by the arts and by new technologies that is recognized for its thoughtful engagement with context, creative use of materials, and sophisticated designs.
Based in New York City, MA recently opened an office in Adjmi’s hometown of New Orleans. With a combined staff of more than 100, the firm has completed over 5 million square feet of built space, with another 10 million square feet currently underway in Atlanta, Baltimore, Boston, Chicago, Detroit, Los Angeles, Miami, New York, Philadelphia, Tampa, and Washington, DC. The firm has won more than 25 design awards for its work.
This will be the sixth collaboration between Hope Street Capital and Triton Construction. Triton served as General Contractor on 360 Smith Street, 55 Hope Street, 22-22 Jackson Avenue, and 509 Pacific Street and 80 Adams Street.
The partners of Triton Construction Company have been working together continuously as a cohesive team for more than twenty years. Between 1990 and 2001, Nicolas Andreadis, Lance Franklin, Frank Reich and Chris Pearson held responsible positions in Turner Construction Company, the Nation’s largest building construction company. During that same time frame, the firms fifth partner, Charles Kulesa, worked with the other four partners as a consultant. While at Turner Construction, Nick, Lance, Frank and Chris amassed considerable experience in a variety of Commercial, Educational, Healthcare, Institutional, Hospitality, Residential, Retail, Sports and other types of projects. They worked on many high-profile buildings as construction managers, general contractors and consultants.
